Managing for Our Owners


Having originally gotten into the management business because of repeated requests from clients who had purchased through us, we always remember how important our owners are. We manage a wide array of homes. We also manage for a wide array of owners, some of our owners include well known other Realtors in our area.

Some of our owners are investors who own numerous properties and simply don't have the time or expertise to deal with the day-to-day management of the properties. Others give us their personal home to manage while they are temporarily transferred from the area. Either way we devote all of our expertise to ensuring the home is taken care of and rented out to a well qualified tenant.

There are several key differences between our company and many other property managers.

  • First and foremost is our personal service. You are not merely a name on an account with our company. Much like the theme from Cheers, Merrilyn Hall Realty, Inc. is a company where everbody knows your name. Over time we find that many of our owners have become friends.
  • Another difference is that just like you are not just another owner, your property is not just another property. We handle each property as if it were our own. We do not have in house repair people, because our expertise does not permit us to keep up with innovations in the repair industry and we found we could not offer the level of service most of our repair people do at the low prices they offer. As a result, our owners recieve wonderful service from repair people who offer the most competitve prices in order to win our business.
  • The biggest difference about our management is our method for selecting tenants. We have found, over the 20 years that we have been managing properties, that investigating tenants thoroughly and selecting good tenants to begin with is one of the keys to successful management. In South Carolina it can take more than 90 days to get a delinquent tenant out of a unit. That means the owner goes 90 days with no income and usually there is a vast amount of damage when the tenant moves.
  • We use 3 criteria when checking out a tenant. We require 2 years of rental history, 2 years of employment history and we pull a credit report. We go beyond just verifying rental references. We verify ownership if the owner listed is an individual. It would surprise you the number of times we find that the prospective tenant has lied about who their landlord is and is in fact currently under eviction for numerous offenses. By carefully checking out tenants, we cut down on the possible losses incurred by our owners.
  • We offer full service property management. In addition, since we are a full service real estate sales company, we can offer our owners a unique possibilty of offering a property for both sale and rent at the same time. Many owners who are in a tight situation need to have the expense of the vacant property off them immediately. By offering the home for sale and for rent, they can take the first acceptable avenue that comes available and not miss an opportunity while the home is listed one way or the other. In addition, since both services are coordinated through our company, the process runs smoother than if you were to have two seperate companies involved. You also avoid what can sometimes be costly release fees from property managers, because there is no release fee if your home is sold through our company.
